Preventative Maintenance Procedures

Why Preventive Maintenance?

  • Reduce utility and energy costs - According to an Energy Forum Report in 1996, with a preventive maintenance program in place you may reduce your utility bills between 6 and 27% yearly. With the district spending over $1,700,000 in this fiscal year, a saving’s as much as $450,000 per year could be realized.

  • Reliability of equipment - Building equipment requires some sort of scheduled maintenance to insure its reliability.  A timely PM inspection can uncover problems while they are still small and before they cause major equipment failure.

  • Building Safety - A study by Factory Mutual Insurance group shows an average of 56% of all electrical fires are due to lack of preventive maintenance.

Getting Started!

The accumulation of this information involves an extreme amount of time and effort, it is very important that staff become familiar with the contents of this program.  Proper implementation is your responsibility. If you do not understand all or portions of this program, please contact our office.  Our goal is to provide you with a support system to better understand your building’s preventive maintenance requirements.

This program is designed to provide a tracking system to ensure regular preventive maintenance work is completed.  This web site will provide you a list of your buildings equipment and preventative maintenance procedures which will need to be accomplished. Take note that some of these procedures will be done by maintenance personnel.  A Preventive Maintenance Work Order will be sent to you for implementation of the procedure you are responsible for.  See Example #1. Tasks will be sent to your building on a monthly basis, they are automatically assigned to the appropriate individual. It is your responsibility to perform the procedure, sign off on the work order after completion, and return the work order to the Operations Center. This work must be completed within one month of receiving the monthly work orders.

Should you discover inaccurate equipment information, missing, or unclear information, please contact the Operations Center so corrections can be made.  Please refer to the equipment in question by number.
